The abovementioned development application is being advertised for public comment and proposes the construction of a three storey Single House. The below details may be of interest to you.

Clause 5.1.3 Lot Boundary Setbacks

  • Proposed lot boundary setback of 1.5 metres to the eastern boundary for the proposed floor 2, in lieu of the deemed to comply setback requirement of 3.8 metres.

Clause 5.1.6 Building height

  • Maximum building height for a concealed roof measured (from natural ground level) at 10.04 metres (western façade) and 9.55 metres (eastern façade) in lieu of the deemed to comply maximum height of 8 metres.

Clause 5.3.2 Landscaping

  • Nil provision of a small tree in lieu of the minimum provision of 1 tree and associated planting zone
  • Landscaping provision calculated at 25% of the street setback area in lieu of the minimum deemed to comply 50% minimum coverage of the street setback area.

Clause 5.3.5 Vehicular Access

  • Driveway at a width of 12.4 metres on lieu of the deemed to comply 6 metres.

Clause 5.4.1 Visual Privacy

  • Pool area with a minimum 4.5 metre visual privacy setback to the western boundary in lieu of the deemed to comply minimum 7.5 metre visual privacy setback.
