The application proposes a single house with associated retaining walls to accommodate cut and fill. The proposal includes the following:

• A boundary wall to the western adjoining lot with a maximum height of 4.63m in height;
• Reduced lot boundary setbacks;
• Retaining walls to the boundaries; and
• A portion of overlooking to the lot to the northeast of the subject lot.
