Proposal details

The abovementioned development application is being advertised for public comment and proposes the following:

  • The dwelling incorporates the following setback variations:
    • A 0.9 metre setback to the guest room on the western ground floor elevation in lieu of the required 1 metre setback;
    • A 1.2 metre setback to bed 3, bed 4 and the bathroom on the eastern first floor elevation in lieu of the required 1.5 metre setback;
    • A 2.1 metre setback to bed 2 and the staircase on the eastern first floor elevation in lieu of the required 2.7 metre setback; and
    • A 1.2 metre setback to the balcony on the western first floor elevation in lieu of the required 1.3 metre setback.
  • The dwelling is 7.2 metres in total wall height on the western elevation in lieu of the permitted 7 metres;
  • A 1.8 metre high brick screen wall is proposed up to the western boundary for a length of 4.5 metres adjacent to the courtyard on the ground floor;
  • Extended slab ‘eaves’ are incorporated on the western elevation, with a minimum setback of 0.2 metres to the western lot boundary; and
  • The dwelling incorporates the following visual privacy variations:
      • The window to bed 4 on the first floor results in 1.59m2 of overlooking into the adjoining property to the south (73 Shiraz Boulevard);
      • The windows to the sitting room on the first floor result in 5.37m2 of overlooking into the adjoining property to the south (73 Shiraz Boulevard) and 3.45m2 of overlooking into the adjoining property to the west (5 Picolit Place); and
      • The planter located to the south of the sitting room on the first floor results in 10.8m2 of overlooking into the adjoining property to the west (5 Picolit Place).
