Proposal details
The abovementioned development application is being advertised for public comment and proposes a 3 storey dwelling (including part under-croft) at 34a Clarecastle Retreat Mindarie. The application proposes the following discretions which may be of interest.
- Reduced setback to the southern boundary (Ground Level) of 0.925m in lieu of the minimum setback requirement of 1m;
- Planter box with a setback to the southern boundary (floor 1) of 0.93m in lieu of the minimum 1m setback required;
- Patio with a setback to the southern boundary (floor 1) of 0.3m in lieu of the minimum 1m setback required;
- Dwelling façade with a setback to the southern boundary (floor 1) of 1.6m in lieu of the minimum 2.1m setback required;
- Dwelling façade with a setback to the northern boundary (floor 1) of 0.87m – 2.9m in lieu of the minimum 1.8m setback required;
- Dwelling façade with a setback to the southern boundary (floor 2) of 0.93m in lieu of the minimum 2.5m setback required;
- Dwelling façade with a setback to the northern boundary (floor 2) of 0.87m – 2.9m in lieu of the minimum 2m setback required; and
- Minor Projections exceeding the maximum 0.75m projection allowed into the setback area.
- Maximum building height of 8.15m (adjacent northern boundary) and 9.09m (adjacent the southern boundary) in lieu of the maximum 8m allowed under the Residential Design Codes.
